What is a Real Estate Developer?
A real estate developer is an entrepreneur who purchases a parcel of land with the intent to build improvements on it or purchases a building to reposition with a different use. The developer will start with a concept and through a combination of due diligence and a market/feasibility study, s/he will assemble a team of players to rezone (if required), design, construct, finance, market and manage to create a property of higher value.


How can I become a Real Estate Developer?
Over the years, many successful real estate developers have started in the construction business and evolved into developers starting with small projects and working their way up to larger deals. Many developers first work for a real estate developer in various capacities (leasing, management or project management) and finally branch out on their own after years of learning the business. Unfortunately, real estate is an entrepreneurial business and most real estate developers do not have the time to teach and train their employees the business, while others do not want to train a future competitor. How many different course plans are there and what do they cost?

We now offer three plans.

Plan #1 is an updated E-Book from the original printed version. This plan is for those individuals who are just interested in reading this book on their own time. This Plan is priced at $79.95. Upon payment through PayPal, you will be able to download this book to your computer.

Plan #2 is a self-study on-line course without the mentoring. This plan includes all of the items in the mentoring course except that no mentoring is included. This Plan is priced at $1,295.00. Upon payment through PayPal, you will receive a User ID and Password to Log In the Course section of the Website.

Plan #3 is the mentoring course. This Plan is priced at $3,995.00 and is available in 3 payment plans through PayPal. Plan #4 is two payments of $2,050.00 with the second payment due in 30 days and Plan #5 is three payments of $1,450.00 with the second payment due in 30 days and the final payment due in 60 days.


Do you offer additional hours of mentoring?
Yes, for those individuals who want additional mentoring after the course is completed, there are two packages:

Plan #6 is a package of 5 hours for $1,995.00

Plan #7 is a package of 10 hours for $3,495.00.

The time will be calculated by the nearest 15 minutes and confirmed by email after each conversation.


How do I communicate with the mentor?

All correspondence between the student and the mentor should be by is using The Forum section provided in the course. If the student has multiple questions, each should be asked separately in the proper section. All questions will be answered within 24 – 48 hours and archived in a file by the topic. These questions will be on any of the:

  • Course Modules (1 – 18)
  • Final Exam
  • Appendix

Since this course does not give legal or accounting advice, students need to refer these questions to their legal/tax counsel.

Students should review the questions concerning each module posted in “The Forum” prior to submitting their question since a similar question might have already been asked and answered previously by another student.

Do I have to attend classes?
This is a 100% on-line mentoring course. You can take the course at your home, office or while traveling, as long as you have access to the internet.


How much time should I allocate to this mentoring course?
I would estimate that you will spend approximately 250 – 400 hours on this course. This time will be spent reading the material, listening to the audios, viewing the videos, completing the field assignments, completing the course project and asking questions.


What type of software do I need for this course (Plan #2 and Plan #3)?
You should have a working knowledge and access to Microsoft Excel, Microsoft Word and the Internet.


Are there assignments in Plan #2 and Plan #3?
Yes, Modules 1 – 14 will have assignments. These assignments can either be completed in the field or by researching information on your computer.


Do I have to take any quizzes or a final exam in the mentoring course?
There are no quizzes. Upon completion of the course materials, you will contact info@iredi.net have the Final Exam emailed to you for completion. Upon completion of the Final Exam you once again notify info@iredi.net for a copy of the answered to be used to grade your Final Exam. Any questions on the Final Exam answers can be asked by using info@iredi.net.


Will there be any software included in this course (Plan #2 and Plan #3)?
Yes, Module 8 will use planEASe® financial software. This software will be available for a four month period for each student. (See www.planease.com) to review this software. At the time you are ready for this module you will contact info@iredi.net to obtain your User ID and Password to start this assignment.

planEASe® has included four instructional videos to review prior to completing the case study assignment as well as a number of other instruction videos to view. Any questions in the use of this software should be directed to 800-959-3273 for support.

After the 4 month lease period, you are free purchase or lease this software from this company.


Why are there guest speakers?
Developers are a “jack of all trades” and an expert in many areas. In those areas where they are not experts, they contract with those seasoned professionals who have the knowledge and local contacts to complete their team. This course has included sixteen of these experts. They will discuss the issues they face and their solutions to these problems. These audio presentations range from 7 – 45 minutes and include over 300 questions.

Having earned a MS Degree in Real Estate, I would be the last person to tell you not to get a degree. THE COURSE PROJECT


What is the course project?
The course project is to prepare a Business Plan for either a real deal that you may be working on or a simulated apartment project. The goal is to prepare a package that would be used to entice a construction lender and potential investors to fund the deal. The project should be started immediately after the course begins and is due one month after the course is completed. This gives the student enough time to digest all the material of the course and to complete the assignment. When the Course Project is ready for submittal, it should be emailed to: info@iredi.net. Upon receipt and review, a one hour telephone call will be allocated to discuss the project with the student.


DOING DEALS


Do I need any money to do a real estate development?
Yes, either your own money or access to investors for the equity in the deal. This is not a “No Money” down course. Lenders and Investors require real hard cash and an adequate Net Worth to make construction loans today.


Will I be able to immediately go out and develop a property after this course?
At the end of this course, you will have the tools to understand the process. Like anything in life, you will need practice at your craft. I would suggest starting small and getting a deal or two under your belt before tackling larger projects. If you want to develop larger projects, I would suggest partnering up with someone with more experience.
